I was at dinner last week with an attorney who represents apartment investors in Altanta, GA. 

The conflict of interest with the listing agent was just that she made an offer to buy it right after we signed her listing agreement, leaving us with no one to represent us or get another opinion on the value. 

Yes there's more to learn when it comes to representing sellers (if we do it correctly, that is, not just shlepping a house onto the market), but you'll have to learn it sometime and rather than waiting 5 years until your buyers are ready to sell, it makes sense to learn from more experienced agents as soon as possible.Do everything you can to become familiar with listings, even if you start out just by touring a lot of open homes and looking at the agents' marketing pieces, the words they use in their marketing language, who takes the best home photos and how they do it and which photographer they use, etc.  

Im the real estate agent and just represented myself.

I use a thick piece of posterboard.  24 horizontal lines, each represents an address. 

If the family has opened the estate there will be a personal representative named with their address.

Does anyone on here work with or know the best way to contact a Hedge Fund purchasing representative?

My business is none of your business and no, I don't and never will buy a property from a company that looses its representatives on a community like a plague of cockroaches.Moderation guys. 

For me to find some of the better deals I know I need to connect with more commercial brokers, I can definitely do that but they will want to represent me on the purchase of apartment deals but obviously that kind of defeats the purpose when I have my own license and can represent myself.
