I know of Window World and their $189 deal but their reviews have been pretty bad.  

How did you balance your time and what financial aspects did you review prior to taking the plunge?

In regards to marketing the properties and disclosing such activity to your tenants, now would be a good time to review you lease agreements to ensure you have a good clause when it comes to a potential sale and give some surety to the tenants, if that is the plan, if you do want to retain them and sell to another investor.  

Also, why cant you review his wait list?

Hiring of a PM is one that you really should conduct your due diligence; how many homes do they manage, how long have they been in business, is PM just a side gig because they really do sales, how many homes do they manage, how do they handle maintenance, look at their reviews, the list goes on and on....Good luck with your investment
