Curious,since the real rate of return on cash is negative and continues to worsen due to current monetary policy is there a point at which one leaves cash in purchased and rehabbed properties instead of pulling it back out to purchase again?

I was told its a sellers market (it was and still is), I was told we cannot cash flow ( we do enough to pay for our primary in full and then some) I was told tenants laws are horrible (we are over 7 yeas without 1 missed rent payment, zero evictions needed).

It's been 6 wks, and damage mitigation is done, but repairs not yet even started, so this will likely take a while.There is an open liability claim for the at fault unit (they have a renter's policy) that I've been dealing with who have been putting up a fight.

I find that when the coverage is gotten from the excess/specialty markets the coverage is often less and the exclusions more than what you would get in a standard policy.
