I know many will fight me on this (most of those many will have a DMM marketing company that desperately need you to believe lists are good so they can make money).Lists are saturated, they are expensive and no list really targets motivation.Lists are calculated luck.Its like you needing to hit a small target in a small room and you have a shotgun.

Long story, short can I foreclose on both properties after 1.5-2 years after they were sold with a pre-existing unpaid lien (with a recorded deed of trust) when there's already new owners living in them???

Couple things you have to worry about if you purchase an existing LLC membership interest (i.e. you purchase the membership interest in the LLC rather than the asset) - is that you inherit any liabilities that the LLC may have - this can range from taxes to a person who slipped and fell 6 mos ago and is just about to sue the owner. 

I live in the valley but would never buy here for cash flow, it doesn’t exist.
