Of course you don't post how many 2500 dollar fee's you get ,, then retain and the borrower never does a deal.. or like is very common in these deals especially for new investors they do a ton of work only to have the lender make the VAST majority of any profit

You can always just have language in the deed you use to convey to your buyer that says you reserve all minerals if any, and you will retain the minerals if they haven't been previously reserved.

The subto seller's owners coverage (other than any liability arising from the breach of a warranty) would terminate at the subto sale.With a land contract / land installment contract / contract for deed (executory), coverage would continue (IMO) until the deed into the buyer was executed because the insured retains an estate or interest in the Land (legal title) until that time.

A friend has, and is happy with, the Arlo Pros though.The RIng does require both a good wifi signal and a strong electrical pulse from the doorbell transformer though.
