With that being said just about anyone who's looking for a place to rehab will almost always want to walk through it before committing to anything.Unless you already have a contract out on the property- you do run the risk of the end buyer potentially cutting you out of the deal but that's why you build your buyer pool out of trustworthy people.If am reviewing a property presented by a wholesaler- I would rather not be included on an email blast.

It turns out, the flashing was apparently not installed properly whenever they last re-surfaced the roof, and water intruded in cracks at the edges of the roof.
