We do use our own contractors for maintenance and repairs but they are involved in managing that work and they cut the checks to the contractors for us.

i am using all of my own cash so there are no lending fees or anything 110k --> 130k resale.its only a 20k spread but if i use my own cash it cuts down a lot on the lending fees. 

If they cant afford the annual taxes, if they are tired of cutting the grass, if they just need money, etc.  

I have actually just cut grooves with a diamond  blade around the basement parameter to create the channel.  

The big home buyers have cut their buying significantly and are now in selling mode to get rid of their lower performing properties.Another tid bit I heard from an oil exec, they are conserving cash to buy the small guys as they fail in this low oil price market.

A good tech can make over $100K a year easily if they are clean cut and act like a decent person.   

With that being said just about anyone who's looking for a place to rehab will almost always want to walk through it before committing to anything.Unless you already have a contract out on the property- you do run the risk of the end buyer potentially cutting you out of the deal but that's why you build your buyer pool out of trustworthy people.If am reviewing a property presented by a wholesaler- I would rather not be included on an email blast.

It turns out, the flashing was apparently not installed properly whenever they last re-surfaced the roof, and water intruded in cracks at the edges of the roof.
