I used to have airbnb renter that smokes weed and he used to smoke it inside, he just doesn't care, it is emotionally tiring for landlord to tell not to smoke instead -  the next day he brings his five friend smking outside and I got neighbor calling me LOL the subsequent drama is not worth it.

I have only done residential in the last 12 years, but have done a couple of deals with partners in my office for commercial and I can tell you, that commercial has a lot more math, less emotional and more detached than residential.

Texas probably has local laws that are specific to Texas.The obvious question you will ask the attorney, is if you have someone sign an exclusive agreement and you can't prevent the foreclosure, what is the exposure and liability you would face.That will not be an easy question to gloss over since you are dealing with people's homes and they get very emotional if they think you promised to save their home and you fail to do so.
