So far, at least here, it looks like the "soft landing" most economists dream of, rather than the sudden crash that terrifies people.

Based on your facts earlier you would be better taking flying lessons and flying yourself to Hawaii.. you don’t (maybe you do 😀) because you may crash in the ocean on the way.

I don’t want to dive in head first and then watch the market crash.

Remember, everybody I had in the 2008 Crash of our Economy lost their JOB's in two days or were cut back on hours at MacDonalds or would not pay this months rent to save for a Deposit for the move.

They still appreciate in a good market, but during a bad market they're not going to crash, the price is very stable.

If the whole house is small or too many people are cramped inside, it could be unpleasant. 

Rent by the room to me as a bizz model I dont care for personally. too much work.. now owner occ bring in roomates that different or student housing or as other stated crash pads for airlines thats different. 

By no means do I think it will be anything like the last crash, but I am finding it incredibly hard to find anything that hits the 1% rule or comes close.  

Then I sometimes get this message and the site crashes?
