I did look back at our contract and in bold it does say that checks will be issued no later than the last day the month, so that hasn't happened for the two months we've been in agreement.

I think the issues with it are a few.1. 

It has been difficult finding a cosigner and I think the bank said they might have an issue having her as a cosigner.

If minor issues are discovered under the home inspection/city inspection, what is better: a price reduction in the sales price or asking for a credit at closing?

You can always get a quote from a licensed contractor to fix/repair any issues, they can pull a "repairs" permit for some of the items, and this also allows for the cost to be rather low for the permit.
