I did look back at our contract and in bold it does say that checks will be issued no later than the last day the month, so that hasn't happened for the two months we've been in agreement.

The last time the house sold was back in 2010 for ~144k. 3 family house in question has its issues(older home, older heating systems probably)  but I would like to own it as it would: 1. eliminate my driveway/snowplowing issues 2. add to rental portfolio 3 increase monthly income 4.

You can always get a quote from a licensed contractor to fix/repair any issues, they can pull a "repairs" permit for some of the items, and this also allows for the cost to be rather low for the permit.
