Even if you aren't required to provide a parking structure, I would highly recommend that you at least provide a gravel parking pad because cars will tear up your landscaping and leave deep ruts, especially in wet areas, and if you don't designate the specific area you want them to park, they can and will park anywhere!

Most large metro areas will have deals in an hours drive, find a place you are comfortable with that has upward trajectory (jobs, population growth, market phase), build your core four and rock it!
