When my girlfriend and I were looking for our house hack property, we just performed the calculations as though we were paying market rate rent on the unit we'll be occupying.I wouldn't be too worried about what the other places nearby are going for if none of them have a comparable out dwelling.

At that point, offer a new lower price somewhere between the original accepted off and the cost of the repairs with those repairs in mind and be willing to not require those repairs to be performed and still take it as is.

I believe it would be very difficult for me to separate myself from direct liability from issues resulting from the property, as I am a direct manager of the property (it's almost absurd to think that I will never perform any managerial tasks or be responsible for the same as a live-in owner-occupant).

I've read some of the forums and blog posts, and everyone's examples always seem to be slightly different than mine and I want to make sure I approach this correctly.Under SHST, can I expense the cost of an improvement (in this case, a new water heater) fully in the year it's placed into service?

I just did a big repair to it in January of this year because of past neglect but am expecting it to last for a long time and perform better than a shingle roof.

It indicates to me that the applicant has a history of making late payments or stiffing a creditor.If the property is not generating a lot of applications, I would definitely have the applicant address the 600 credit score, review credit reports to what has been going on and see if there has been any improvement in payment pattern.

I know many make it sound easy and you need little to no money etc etc.. but that simply is not the case. 1. get your license and work on a team.. tutor under a top performing agent you will get paid as a member of the team no have to work for free for someone who will just cut you lose if you bring no value to them.2.
