really depends on where your at.. sometimes Cap rate and cash flow are not the main driver safety tax write off note pay down on prime assets might be just as important as does it make 5% or if I do it my self you make 8 or 9%  right ??? 

Find the population growth/loss, how the local economy is, who the main employers are etc.TIA

The main problem is me inputting getting accurate Occ Rate and ADR numbers, but that's not a spreadsheet issue, that's a data problem.
