I mean my brother's house literally doubled in value within that period and for some reason my dad saw it coming and got some kind of deal from hud on a house way below market and built up from a single townhome to 5 townhouses all on rent right now, worth a bundle more then what he paid.

The owner is willing do to a seller financing for 4 rentals single family homes. 2 houses are rented and 2 are vacant, vacant houses need major rehabs.

I've attempted to calculate this, but every time I try the numbers to me don't look that favorable so am I omitting some major up sides to investing such as tax breaks or does it take many many years to own say a ferrari if you're doing this single no kids..?

There is a "special allowance" that allows you to offset ordinary income with up to $25K in passive losses if your AGI is under $100K for single filers, $150K for couples.
