I suggest forming an LLC. some here will say you do not have to that Insurance will protect you, that's up to you. if you bring him in as a partner i would have an operation agreement drawn up by an attorney on whatever the two of you agree too. you may want to approach them as just being a lender at a certain percentage rate for the loan.

In SC bankruptcy doesn't protect you from not paying your taxes.My County knew the house was in bankruptcy and they issued me the tax deed anyway.
