Additionally, the fire activated the sprinklers and substantially damaged two more units downstairs (pictured below).Luckily, the fire department arrived onsite under 5mins and extinguished the fire, so hats off to the real heroes who mitigated the damage and saved lives!

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.

The most eco friendly and realistic for 90% of first time buyers in the DMV, buy a 2-3 bedroom condo, rent out a bedroom or 2, mitigate your expenses, and then eventually turn that into a rental.All of these are repeatable, you just have to get the first one.Happy Investing.

@Zachary Blomberg  I definitely have, it worked out for me but can be considered dangerous, just make sure you run your #'s tight so that the new investment casflow is 1) positive by good margin, 2) DSCR is at least 1.25 and 3) the new cashflow more than offsets the increased cost of your new mortgage.
