I still keep all the paper documentation I just find it much more efficient to have all of my paperwork in electronic format.

I would not count on a lot of upward movement from here on out though I think many markets are at the top.. demand is still there no doubt but we are seeing push back on raising prices anymore.I also bought 11 New constructions in the mid 2000's for go zone bene's  and I had them put in scored concrete floors and they were brick homes.. other than hail damage these have been worry free .. the Go zone tax bene's sunseted on the recapture so I am selling them all.. they never went up and I am breaking even.. which is pretty good since I bought at almost the peak in 2006 ish.I read you other post.. your issues as is all issues with rentals is in PM it looks like and maybe you did not pick the more expensive less headache properties its common for many to pick the one's that look best on paper but then you soon realize they only do because they are not in the greatest areas.As for your Dallas stuff  TAX's and foundation issues just eat your lunch in Texas..

just sayinive tried that before and it is tough- look into the internet public library and get the news papers so you can get an idea of what's in differing areas then you can go onto google maps and look at the terrain you don't want to buy a sink hole- know what I meanbe careful looking at trends and market changes sometimes its a lemming jumping over the precipice instead of a stable market change- meaning long term vs short term investmentenjoy

Never give them part of the after sale profits,ever.Have a plan,hire the right contractors,and push them to complete it without excuses.Purchase all the materials yourself and make sure it all arrives to the job site and doesn't end up in their cousins garage to be used for their personal use.Rule of acquisition #74, "Knowledge equals profit".Before you sign a piece of paper or plunk down one dollar know,don't think,know exactly what the property will need to be fixed,listed,and be sold quickly to prevent this year long sale from ever happening again.Get advice from local experts on everything from the neighborhoods to invest in,where to buy the best materials for the best price,and who the best contractors are to hire.Good luck in the future.
