But, I always got security deposits higher than normal, rents higher than normal and most important KEPT THEM ON A SHORT LEASH..Which leads to your next boo-boo: He has not paid rent in almost 9 monthsHow did it ever get to be 9 months.

You also will notice that at the closing of your purchase that the old owners who sold you this property had to prorate or give you a share of the rents due and any security deposits that the tenants had given to them.

Security deposit stays on unit until all move out.. you divide security deposit pymt equally or write check with all names on it so they all have to sign to deposit it.

@Julie Marquez So best case you have deposit equal to 1 month, but their is incentive for the tenant to stay a year or longer to get a larger portion of their deposit back.I have a 1 year lease and I charge a larger deposit than one month.

My lease specifies that if they break their lease they loose their deposit and are responsible for the remainder of the lease or until I re-rent the property.
