I agree with @Rhett Tullis about increasing the deposit, instead of the rent, and would add that you need to have your rental criteria clearly documented and be consistent in applying that criteria...otherwise you run the risk of accusations of discriminatory practices.

We could probably go on a paragraph or two on each of these issues (basement, parking, deck, etc), but much depends on facts and circumstances (your state landlord tenant law, lease and understandings and practices, the layout, and your goals, i.e. keeping tenant or not).

I have spend 1 year 3 month i got he summary judgment asking the sellers to sell and trying to get a referee from court to sell but sellers have filed an Appeal and now waiting for the judge to decide if they get a stay on the appeal it will take another 1 year and half i have spend 10k on attorney fees already Specific performance is an equitable remedy but not a practical one financially its better to use the money to get another home.

It’s good to have a working knowledge of legal practices but nothing beats having the proper counsel from an individual who spends all day in that industry.
