A 2 hour drive from LA will take him clear through Riverside out to Victorville, Palm Springs, or Temecula. 80% of the market will be closer to him than that.Of course, traffic makes things worse, but the beauty of living near the coast and working inland is you're going the opposite direction of most commuters!

There are some broker/agents out there who take in all leads they can and see what sticks type of thing.I am the opposite with my commercial real estate clients.There have been times where I tell people that inquire that I do not work on deals in that range under 1 million or that I could not give them the specific attention they need and deserve.Once a broker/agents business builds up to a certain point they have to define that business and be very specific about what they will and will not take on.If properties are moving that fast in your market what some buyers do is make the offer "sight unseen" subject to an inspection.
