Hello all,So I found an upcoming foreclosure auction listed at a Firm's website and announced in a local paper. 

I'm sure the projections of high cash on cash returns look good to you, but I can guarantee that what you see on paper won't be close to reality.

Can you lay out some details for us?

As pointed out by @Tim Simmons the county recorders are very particular including font size, paper size, margins, space for recording stamps, costs, notary stamps, and anything else you can (or can't) think of.... 

However the owner can request that the send a paper bill to the property address and an ebill to the owner by request or the owner can sign a form allowing the city to ebill the tenant.

I passed on a 3%+ on the paper deal once.

Now, I own about 80 cash flow rentals.What I am doing now is using my cash flow rentals as collateral (called securitization) along with the chattel paper to get a credit facility or warehouse line tranch of money from an investment bank for $30 million at 3.5%.
