I've heard it is preferable to have separate contracts with each building professional (architect, engineer, contractor), but why?

I personally prefer to rent to families, some of  my tenants have been with me for over 5 years.

Prefer to not do a deed of trust. 

Preferably 2 people who complement each other.So, my question is... would any of you have recommendations on potential place to find a co-founder? 

Also for $290K you get a new construction in East RR which I would prefer over both of them 

Nothing arrived of course.I always prefer to see a mutual release but with a buyer clearly in breach the title insurer (a top 3 national underwriter) said "no release required".

That's of course the challenge with data - it can be a slippery slope, which is why I don't draw hard conclusions but prefer to observe and just remain generally aware of current trends that we see.

@Ellen Dempsey I always prefer everyone to invest locally, at least at first and then look outside to other markets if you really feel the need to do so. 

This firm did the thing that most people prefer- paying on the due date and you're very unhappy about it.
