There are plenty of investors out there like me that want proven performing rental properties that already have tenants placed in them.

I’m going to keep my eye on a few specific rentals to see how they perform in the coming months to get an idea of demand in different areas.

Do you typically perform home inspections when buying from a whole seller?  

We currently track a few KPIs (key performance indicators) to keep a pulse on how the portfolio is doing.

I would definitely agree with you that self-managing is a great option for some owners, but does require an investor to understand their own skill set and align it with their desires for their asset performance appropriately (If max ROI is desired, do they have the skillset necessary to produce top revenue numbers, etc.?).

Credit, criminal, etc checks performed

Now that it is a performing asset, the bank finds other criteria to say no.

Performing as agreed will set the tone for a great relationship and possibly more favorable terms as you build upon your experience as a reliable investor known for completing successful and profitable projects.Your performance perception begins when you submit your loan request and continues throughout the loan process.

I have two in Toledo that perform fairly decently.  

I have not had an opportunity to perform a rent analysis, and considering that the development has over 500 units, having a number of active listings may not be a concern.Overall, I believe in the cities growth, future demand and general safety (sister lives there and client I was showing around today is single female cousin).
