They're taking as low of a cap rate possible for their properties to jack up the price of property when they sell it.

If tenants are willing to "jack" the dehumidifier you may have bigger problems....However, you could always make your boiler room open to the rest of the basement with a wire mesh or chain link wall instead of a solid wall. 

@Jack Seiden May I ask what areas you consider walkable and affordable in PG/MoCo?

@Jack Medford I'm looking for places in Milwaukee too and I've found a couple of properties in C neighborhoods around $50k but I'm not sure where to find a good property manager or other team members.
