BUT I like these numbers much better than the first... projecting that you will try to turn it into a rental in the future when rents are higher and assuming you can push rents a bit higher, you may be able to decrease the $900 loss into a $0 loss and maybe even a CF positive.

Probably the "right" approach would be to talk with encroached-on neighbor, ask about doing a survey moving the boundary to include the encroaching portion, however this would decrease their lot and increase yours.

Working with the apartments requires specialized knowledge.There are books on Amazon that teach apartment investing.You do need specialized knowledge as far as learning how apartments work.Also master lease options on apartments where you lease the apartment on a master lease and then have an option to buy, and while you are leasing you are turning the property around by increasing rents and decreasing expenses.Partnering and syndications are helpful getting started but usually not fair people that don't have some kind of a track record.Seller financing over four units on a commercial property is an idea but you need to find a motivated seller that will carry the contract.I would look at getting licensed as a property manager so that you know property management in your area and then network with commercial brokers to look for motivated sellers are willing to seller finance.
