Relatively few brokerages across these great states actually enforce minimum sales standards and things like that, so as a licensed person you would be free to do as much or as little business as you’d like, but still have access to the training offered by that brokerage or brand.As an investor who is also a retail agent (helping people buy and sell their personal home) I would tell you that the investment side will teach you more than the retail side,  but you’ll gain some valuable understanding (especially in terms of understanding market value at an intuition level)

That landlords don't want bad tenants is a foreign concept to them.Try calling code enforcement and asking them to post a notice on the property about the garbage since your only compliance option is eviction.

My point was that it would be a legal valid contract as far as the re transaction was concerned no matter what form you used.I guess escrow agents have taken it upon themselves to enforce copyright law.
