That quite possibly means the listing agent put the crazy value in the seller's head already, perhaps because that was the only way to get the listing.It can't hurt to write the offer based on comps, but it's entirely possible the seller is only willing to sell if it goes for that "OMG!"

Hi Everyone - I've been doing some development projects in Austin and Houston over the last 5 years, but am headed back to Greenville later this year with some new deals in the works (for example, a North Main SFR development, 4 new-construction homes on 1 acre).My last SC project was in Mt Pleasant back in 2013, and I'm trying to get a grip on the trend of build costs over the last few years.
