U can talk to a lawyer who does this work.. or you can talk to a good title officers at a title company if they will engage you and since they insure this stuff they will know what you can and cant do without giving you legal advice.I know the experienced foreclosure buyers in our market will do a date down the morning of the sale and see if there has been a deed recorded in the last week or so ( sale of redemption rights) and then will decide if they still want to bid or not. its semi slimy but its legal.. there was some question here in Oregon on the legalities of it not sure where it went.

I'm still quite happy with landlording, I spent 25 years working in manufacturing getting up at 3-4 am 6 days a week (or more) and now I'm home sipping coffee on a Tuesday morning...so, yeah.
