We are planning on purchasing a second corp, an LLC, this year for future properties also in Nevada, but that one still needs to be forgien filed in CA, the last Corp we will get will be a C corp in Nevada but with a resident agent.

You will get some cash from the upfront money the end buyer puts ups and the may cover some if not all the closing costs.Also, this is an equity share set up, so, you would get a share of future appreciation, if any.I have a couple of small projects I would like to offer in the Partner section, but, want to know if this is a decent return for just using some of your cash and your credit?

My original long term goal was essentially to retire from my 9-5 job in 15 years time making enough to have a comfortable lifestyle on income from mutual funds and stocks (I'm slightly ahead of target on this front) but believe I can shorten this to (at most) 9 years if I add real estate into the mix.

Oh, and we also do a little touch-up and cleaning while we are there, and make a very thorough examination of the place to see what might need replacing in the near future.
