My team has had success in many of Lennar's new communities, although some are oversaturated with investors.However, if you want to do any short term rentals, then I would strongly suggest avoiding them entirely.

Just my two cents. 

With a strong rental demand and affordable home prices, Memphis seems like a solid cash-flow market.That said, my biggest concerns are the crime rate and population growth trends.
