@ Shane hirt I feel sorry for you for having a  father doing de honest business  ,I know your  Father from the past 3 years when another contractor friend of my recommend him ,he was a  reliable electrician to the day he decided to get away with the $ 1500 dollar deposit we give to him for a job he never did ,we have contact him several times with no luck, reading all the post here of what he been doing to other contractor ,I don't think he deserved to be in business ,I give him the opportunity to come forward and paid instead he decided to ignore my phone call 

I will be taking out a remodel loan that is unsecured so maybe i can deploy Solar lights (since i am Solar vendor) for truckers at night, Coded automatic gate entry and the proper flooring for this endeavor.   

@Preston Smedley Well, I've seen CA investors avoid that franchise fee with a lot of success using a Delaware Statutory Trust("DST") which functions a lot like a Series LLC. 

With development fees going away or being reduced Jan 1 2020 I believe you would want to wait until the new year BUT you will be required to solar panel the ADU.

I'm reaching out to the Delaware REI community on recommendations for honest and reasonably-priced roof contractors, specifically Dover, Kent County - but Delaware area in general.

Ground up requires solar panels and usually appraise better, but modular homes are cheaper, require less on-site construction (usually 2-3 weeks only), don't appraise as high, and tenants cannot tell the difference.

I believe a SLLC is the best option for me but I have a couple questions 1) if I create the SLLC in somewhere like Delaware would my properties in Memphis be protected?
