@ Shane hirt I feel sorry for you for having a father doing de honest business ,I know your Father from the past 3 years when another contractor friend of my recommend him ,he was a reliable electrician to the day he decided to get away with the $ 1500 dollar deposit we give to him for a job he never did ,we have contact him several times with no luck, reading all the post here of what he been doing to other contractor ,I don't think he deserved to be in business ,I give him the opportunity to come forward and paid instead he decided to ignore my phone call

Ground up requires solar panels and usually appraise better, but modular homes are cheaper, require less on-site construction (usually 2-3 weeks only), don't appraise as high, and tenants cannot tell the difference.
