If the house is not that old your contractor is probably correct on fixing the issue.

It will save on headaches and issues that your friend will have.

There is a long winding driveway that leads to the garages in the rear with stairs that go up to the living level and actual FRONT door.The issue is that there is parking next to the house and direct access to the BACK door without using stairs which is what most people have done/will do.

The previous owner passed away and we found out after we made an offer that there was going to be an issue in the courts concerning the estate and executor.

So if you are buying a single fam property, getting 20% shouldnt be an issue. 

If they pay on time and take care of the property and don't cause issues for you then whats the problem right?
