If you are getting bank financing then it is most likely that the lender will require title insurance.

Insurance paid only for that part that had to be repaired due to the "incident" but since the apartment was very old and disfunctional, it was a good opportunity to remodel.

I do have many questions because I have spent a lot of money on rehabbing homes, yardwork, closing fees, and three new roofs that were paid for by insurance, but yet I had a deductible.Thanks to everyone that replied, I was on the fence but not anymore.
