@Robert Horvick as others have mentioned, 10% down may not be feasible if you are not planning to live there.Also, make sure you are budgeting properly for capex - a flat percentage of rent won’t necessarily cover a new roof or furnace if either need replacing in the first year.When analyzing a deal, don’t adjust your numbers to make it work as you stated.
