Agreed Russ law does not say accept FIRST applicant it says first Qualified .. you have Qualification standards I know for me for my few rentals I don't want to sift through 100s of apps so I take the FIRST qualified app.. and sometimes I am busy and I just take the first reasonable app LOL.

If you don’t have a certain amount of time I wouldn’t be too quick to deny for incomplete app as he may be telling the truth and complete one that would pass your standards on paper but just be a person you want to avoid.

I'm also thinking it'd be best to keep my personal cell separate from the one that people are going to be calling.Lastly, I had the idea to start a spreadsheet to track where I've sent the letters, how I found the deal, if I got a response etc.
