David Edwards Tenant threatening to drag out eviction process

Then fire her for the stupid plan of "well lets wait until the end of the month and see if he pays or leaves"....that's straight up lazy PM work....no excuses for a very passive approach to tenant that you have evicted before.Start the eviction ASAP....best case they leave based on that..... don't start with cash for keys as it kills all your leverage....you can always use that strategy later, but you cant take back the time you wasted before you started the formal eviction process....that should start at day one of issues, since you can always cancel it our change course before it goes to court etc

Debt service would be at about $9,886.Based on the expenses provided it would be a great deal but having the conservative approach, being that its a small multi lets assume 40% for expenses.Income- $22,620Expenses- $9,048NOI= $13572Debt Service- $9886CashFlow= $3686/ year, $307.17/ month, $102.39/ unitAny feedback will be helpful.Best Regards,Rico

Based on that you can house hack yourself to a 4-plex live for free, bank all your work income while utilizing your cashflow.

And I find it interesting that past apartment syndicators have stepped back from the market when they can't buy based on a rule like that.If we have another nasty recession like in 2008 I think it's likely that people will not pay an extra $100/month in rent for an upgraded kitchen.

The CAR forms are pretty good, but are based on CA laws and you'll want to be sure to have a contract per OH laws.
