I'd recommend reaching out to a realtor in the Mobile area that works with real estate investors and having them show you properties virtually (whichever method you prefer).

He spent a week living in one of our properties and interviewed virtually all of the residents.

Virtual staging and virtual home tours from the comfort of your home could become the norm, reducing the need for in person showing through agents.

[Also, for what it's worth, contrary to BP dogma virtually no experienced rehabber we work with makes financed offers, yet they all borrow the money.

There's plenty of investment groups in Minnesota and you can interact with many of them virtually. 

the virtual brokerage also doesn’t bother me as I will not require a ton of guidance and hand holding.

Has anyone used a VA to assist them in self managing their portfolio? What tasks did you outsource and which VAs do you recommend for this?i am planning on doing this in the near future. 

The 3rd property has a chance, but the home offers nothing to get excited about and has no curb appeal, thus making selling retail virtually impossible, especially since she has listed 10k over comps in the area and those homes actually have grass in the front yard.
