They told us that NORMALLY we would have been notified of the demolition and given info about it but since it was an “emergency demo” they did NOT have to notify us of anything and that if we had damage from the demoed property we had two years to submit a complaint... being completely honest - We did not have any complaints about that crack because we have NEVER considered that to be a part of our property and are now being told that it IS in fact our responsibility to essentially rebuild and secure this wall.

We are taking over a new park shortly, any advice on the best way to notify all the tenants (beside door posts) to let them know where to pay rent etc so we don't miss a beat, I know this may be a challenge, any example of a good letter saying" there is a new sheriff in town" haha, , and is there any input on new ways to collect rent that have been effective, or new payment methods to investigate?

I'm not sure what you need between you and your buyer, and I'm not sure what you need to mark on the contract when you sell it (if anything), but you don't have to notify the original seller of anything.

After the Trustee Sale, a notice was posted on the front and back door of the property notifying the current occupants that the home in which they were living had been sold, and providing them with instructions on when they would have to be out.

You are likely going to have to be extremely firm with her, and let her know that you will not renew her lease, send all proper notices, notify the housing authority that you will not extend past March, and plan to evict if necessary.
