Five years ago anyone and everyone was getting into owning real estate and many of them right now lost all their investors money and went broke.

the challenge now is exiting the our modest real estate "business".

It's best to contact a real estate attorney in the state(s) you wish to chase foreclosures.

While the general rule of thumb is "don't put real estate into a corporation," if you're buying and selling real estate as "inventory," an S corporation can save you taxes.

But once you've converted into the REIT you now own an equity and not real estate. 

I would recommend looking into local real estate meet-ups and networking with investors to get yourself on wholesalers email lists when they send out their deals.Hope this helps!
