Small town or regional banks tend to be more flexible but have higher rates in these cases.So don't rule out refinancing the debt into the LLC's name.

This might be changing.There are few other/better ways to find those small companies that could use the space for rent and it has been valuable for that...the national and regional guys, I maintain a database and have not found Loopnet to be particularly helpful there....but regardless, Loopnet service has been of use to me over the years for finding and marketing properties to lease.

Etc--Business Models vary by region, South Jersey, Central Jersey, Jersey Shore, Philadelphia but the core of the decision process remains the same.South Jersey Is mostly a residential development area so the rehabs center around single family homes.
