It's not that hard to pierce the veil of a LLC at which point all your protection goes out the window...https://www.nolo.com/legal-enc...the biggest hang up for me is the people that take out a mortgage in their name then transfer to the LLC.

As winter approached, we all know about all the phone calls we get from tenants that the heat is not heating up the apartment enough, not to mention the big percentage of them that when we come to check it out the windows are open< ,but I was looking for an accurate thermostat that I can carry around and get the accurate temperature to know what the temperature really is.

FYI I'm an investor & a realtor, and I think it's off-putting to the other party if you try to negotiate again once that window has closed - it's just odd, unless there's something substantial and new that you learnt while in underwriting... but that's why you have the due diligence period etc.

We have boarded up the windows and are thinking of putting up a chain to prevent cars from entering either entrance into the parking lot but I am wondering if anyone has suggestions for how to protect the building while it is in transition?
