Look below this Window, and you will see a list of names of people that have posted in this thread.Click on the name of the person that you want notified via an email, that you responded to them.If you are a Colleague with anyone that has NOT posted in the thread, and you want them to see your post, hold down the shift key, type the @ and the first 4 letters of their First or Last Name.Then look below this Window and click on that person's name.Raymond

Your points on DIL are well made, and I've used a variety of methods to paper the file when trying to obtain DIL's, including extremely well written (pro-lender) Pre-negotiation letters.

But, I'm going forward to learn from doing through my first series of yellow letter marketing.Have bunch of white envelopes and colored envelopes and will be handwriting letters focusing on buying properties of people in lis pendens and that are underwater on their houses.

One homeowner may comment that they were referred to the vendor, fought tooth and nail, and got restitution, whereas another less fortunate homeowner my have been told to pound sand.I have several examples of situations where an HOA vendor has caused direct damage to my property, I've complained to the HOA, only to receive a letter (almost immediately, certainly faster than any other requests), stating that the issue is not the responsibility of the HOA.It seems they have a form letter that states "not our fault" that they crank out immediately.

You should always have a written scope of work with itemized costs and a CYA letter that says anything they do outside of this must have a signed change order with pricing before the work gets done in order to get paid.

I've been utilizing yellow letters and an MLS-generated list comprised strictly of pre foreclosed single family homes (active's, non sale, expired's, cancelled's) in San Diego, California as my main source of leads in this 2nd yellow letter campaign.

I scanned them both (I don't mean "scan" with a scanner, I mean that I scanned down each page with my eyes) and sent letters to every name that even remotely looked familiar and told them that I was now a Realtor and asked for their business and/or referrals.
