Sorry, but it is next to impossible to generate $12,000 in cash flow in today's market, unless you have well over a million to invest and you know what you are doing.It has always taken 7-10 years to get out of a W2, but it was substantially easier 10 years ago than it is now.

Most new and many experienced syndicators just seem to be unable to deliver any news, let alone negative news.  

Was the deposit to hold the property?  

Aside from doing the hard, tedious work to develop your own booking site and funnel of guests, there's not much you can do.
