Hi Dahrian in Knoxville, TN-Congratulations on having your first duplex and being ready for your next investment.You say you have about 30K in capital and wonder what to invest in.I would look at a duplex in Lansing, MI for between $120,000-$130,000 and I have an excellent property manager there as well to help.Lansing is the State capital of Michigan.

This will be my first deal ever, and it will be a residential, commercial property, SFH, storage units, an auto shop, and one large storage unit that a business is operating in.

I hear from "travelers" all the time that per diem rates have been dropping and it's getting harder for them to afford to travel.

Assuming that the cap rate compresses because of favorable market conditions, then this will work to your advantage. 

The first of which I have completely rehabbed and it will be on the market as a long term rental next week.
