Because it was a new construction, the land that was built up around the property did not have time to even grow grass, so it was easily washed away.

The rest came with time and experience.

I'm considering giving the existing person who lives there say $50 for 30 minutes of their time to look inside for a few minutes, chat about their situation to see if they meet at least the minimum for consideration for being a tenant, etc.

Even if the owner seems like a really nice person, they will micromanage the builder and not like the specs of the house the builder needs to do, and/or the timing in which the builder gets it done, etc. 

It is the snowbird season in Florida, so it is a reasonable time to catch attention of those buyers.  

All I can speak to is the past two years working with Michelle, Michael and their team and over that time I have had nothing but a great experience. 

Unless you still want to buy the property, the seller is in breech for not closing because you are full ready to close but they haven't or refused to sign anything.In NC if the seller breaches, the buyer can sue for specific performance.
