I paid $22K for the flip and plan on listing for $75K-$92K. 

We should talk because I am getting bids on doing the same thing. 

I didn't have any capital to put down at the time so I spoke with a bank to see if I could open and use a HELOC on my primary residence for the down payment plus any updates on the property.

So, for now I am working on how I can best leverage my income.
