Location for retail is critical.If you have a mid line center between commercial nodes it will be harder to rent at lower rent per sq ft with mostly mom and pop tenants.

The main target of those laws are units with lots of deferred maintenance and shady practice.Personally, I think Seattle is a great place to invest compared to Arizona or mid-west.

I buy and hold here, I don't see a great flip market just yet, but all homes here sold for minimum low 100s in the mid-2000s, and today range from 30-150k, depending on the block.
