around here some are very strict, yet some are part-time Bldg Inspectors & more laid back.I personally wanted to upgrade the electric from 100amp to 200amp at our Lakehouse, so I had to pull the meter & run all new 200amp to the pole, new 200amp panel & breakers.

There's strict guidelines on the space you need in/around the vehicle, distance to sidewalks and curbs so you need to ensure your property truly has enough space in consideration of these requirements.  

We have many successful clubs in Dallas but there are strict stipulations on how deals are run once you raise money from these clubs.

Does anyone finance their investment properties with residential financing or strictly commercial side?

If I stick to a strictly "no pets" policy, I'm eliminating a good chunk from the potential tenant pool.  

I would also recommend setting strict screening criteria for what you are looking for in a potential tenant.

Even with a one month minimum (and HOAs strictly monitor), our condo continues to rent regularly.

Some rules are strict but most are pretty easy to comply with. 

There are more fun things I could be doing on my Saturday, especially since I am strictly a passive investor these days, but I keep going because it never feels like work to me.
