That depends.If you are selling the whole portfolio to another investor, that probably makes a lot of sense.If you want to retail out of each property, I hope you have a lot of time, are patient enough to deal with all the barely-able-to-afford-this tire kickers, and also have a good way to market the property to maximize exposure and price.

People claim to get around it by claiming they are selling the contract, but they aren't marketing a contract, or assigning it.I've seen "wholesalers" clear $50k on a sale to a "flipper" that barely made $15k after they (the flipper) believed the "ARV" that was given, then spent too much on bad design decisions.

I don't plan on participating in the rehab process as much, but may help out here and there(transporting materials back and forth from home depot, etc).I know that home depot also has trucks you can rent as well, so that's another option.Either way, I have no idea of what goes on from the investors perspective during this process and was wondering if it was worth it to purchase a larger vehicle...Thanks!

I did not consider the 7 units to be habitable and the duplex I bought with it was barely habitable.
