Do you have any existing fire extinguishers or empty fire extinguisher cabinets with missing fire extinguishers if you do then definitely they will need  to be recharged re-certified or replaced .I own a fire extinguisher service company in Broward and I can tell you I've seen apartments  plex's both with and without fire extgs even though the state code may require them enforcement vary's from city to city fire and inspector has discretion.

If you are talking about apartments that are bigger than an efficiency or a studio, I think tenants expect a kitchen big enough to fit normal size appliances and adequate cabinet space.

When we were finally able to start renovations, COVID hit and our cabinets got delayed over a month, so we are still renovating (8 months later).It's been a hassle, but we learned so much and has been a great way to live without a housing payment so that we can save for the next investment.

@Cj McDougal The tenant occupied an adjoining unit that the plumber needed to enter to access the plumbing to stop a bad leak that was destroying my new kitchen cabinets in the next door unit.

Contractors hate working for flippers because there is usually no room for any decent profit and the investor always tries to lowball the Contractor.Look for deals on above average quality stuff like appliances, tile, cabinets, flooring, granite, etc.Good luck, you got this.....

This leaves me only with the contractor.Specifically, I'm just looking at properties that need cosmetic work that can be rehabbed without structural work, but may need roof repair, basic plumbing or cabinet replacement.
