I'd gather all the information I could, then punch the numbers into a computer program I'd made that would tell me what I could expect (you could do this in a spreadsheet too w/o needing to know how to write computer programs).

I have to go way back int he memory banks to remember how to do an economic analysis on this so I don't have a calculated ROI, or set cap rate.I used the simplified rule I have seen on here with # of Lots * Rental Fee * 60 for a quick and dirty estimate of purchase price.
